Welcome to 9 Technology Drive

This two story building has 250,813 rentable square feet. The building has a window line all around the building on both floors. There are also three distinct glass entrances to the building, only one is being used at this time. Each entrance has a passenger elevator dedicated to the entrance. The building offers two loading docks on each side of the building. Each loading dock has a freight elevator off the dock. The building has a total of 6,000 amps of power (in 2008 a 2000 amp service was added to the building). The building offers excellent power, but the building is operated efficiently. The building has been awarded the energy star label for 2008 and 2009. The building offers twelve roof top units; there are ten sixty ton units and two seventy ton units. The HVAC systems have ample capacity to heat and cool the building. Each roof top unit has a variable frequency drive; these drives operate each unit efficiently.

Features and Amenities

In 2006 a new energy management system was installed at the site. This system is a great tool to help manage utility expenses and maintain the HVAC systems. Another great feature of the building is that the irrigation system is fed by a well. This well saves the property thousands of dollars a year in water and sewer expenses, the site does not pay to water the grass or the shrubs. The site has a 4,260 square foot data room, a full kitchen and a large lunch seating area, and Men’s and Women’s locker rooms. Nine Technology Drive is part of an association with other buildings on Technology Drive. Technology Drive is about a one mile loop with a sidewalk. Many people use this sidewalk and setting to walk throughout the day.
